Zoysia Grass
Zoysia grass is grown successfully from the upper North to even in some areas of the cool season's zones depending on the variety.
Zoysia grass, when properly maintained makes a beautiful lawn with a fine to medium textured leaf.
Advantages Include:

Adapts to a variety of soils

Tolerant to shade, salt, and traffic

Dense
-
Slow growth results in a reduced need to mow
Disadvantages Include:

Slow to establish
-
Heavy thatch which requires periodic renovation

Poor drought tolerance

Prone to damage from nematodes and other diseases

Shallow root system

Bermuda Grass
Bermuda is one of the most sun-loving warm-season lawn and pasture grasses. Bermuda requires a moderate amount of lawn grass care, maintenance, and mowing.
Sodded areas should be water two or more times each day with 1/4in. of water until it is established (it no longer picks up when you pull on it.)
Bermuda is also good for moderate traffic areas of the lawn.

Requires HIGH maintenance

Centipede Grass
Centipede is a low, medium textured, slow-growing, but aggressive grass that can produce a dense, attractive, weed-free yard. It is more shade tolerant than Saint Augustine and Zoysia grass.
In general, centipede grass is a low-maintenance grass that tends to grow best in acidic soils of the regions it is commonly found.

Generally turns brown in hot and dry weather and goes dormant in the winter
